What must I bring with me to tour an apartment?: Valid Photo ID
What are the income and credit qualifications?: Applicants are approved upon a favorable credit report, background check, rental history, employment history, and gross earnings equal to or greater than 2.5 times the monthly rental amount. All screening is performed by a third-party company.
What is acceptable “proof of income” to sign a lease?: Last two paycheck stubs, two current bank statements showing recurring payroll deposits, and/or last year's income tax return.
What happens if I qualify for an apartment, but my roommate does not?: The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?: Yes, less any damage, fees, and/or monies owed as determined when you move out. Please verify we have your correct forwarding address. Refunds are processed within 15-30 days from your move-out date.
If I get a job transfer, can I break the lease?: Yes, there is a lease buyout agreement connected to the lease. Please refer to the Choice of Damages, Early Termination Addendum located in your lease or call the office for additional details. Typically, you would need to give a written notice, and pay applicable fees, liquidated damages, and payback any move-in concessions.
Can I change to a month-to-month lease plan after my first year?: Yes, please contact the office for details.
Do you accept short term leases?: We do not offer leases under 7 months, subject to change.
Am I required to have renters' insurance?: Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Do you offer furnished apartments?: No
Do you offer corporate apartments?: No
If something needs to be repaired in my apartment, how do I report it?: Please log in to your resident portal to submit your request.
When is my rent payment due?: 1st of the month, this includes holidays.
What day of the month am I liable for a late charge?: Rent is due on the 1st of the month and late fees begin on the 4th.
Do you accept electronic payments?: Yes, you can pay online and set up recurring ACH payments via the resident portal. No transaction fees apply for recurring ACH payments. We accept Visa, Mastercard, American Express, and Discover (see transaction fees below). Please note that if an online payment doesn't go through, a $75 NSF fee will incur and may subject rent payment to certified funds only. Visa: Each card transaction will have a service fee of 3.1% of the monthly scheduled billing charges on that residentâ€™s account (concessions not included). Mastercard, American Express, and Discover: Each card transaction will have a service fee of 3.1% of the transaction amount.
Is there a place where I can pay my rent after office hours?: Yes, through your online resident portal.
There is a person who might be staying with me for a while, is that permitted by the lease?: No more than 14 consecutive days.
Do you have reserved parking?: Yes, there is a monthly cost associated with a reserved parking space.
I have a motorcycle, where can I park it?: In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?: Yes, however a satellite dish may not be attached to the building or placed on the grounds of the community.
Does the property have a fitness center?: Yes with 24-hour electronic access.
Does the property have a swimming pool?: Yes
Does the property offer on-site recycling?: No
Are gas grills permitted at your property?: No, the property has gas grills onsite for residents to use.
Is there any additional storage space available at your property?: No
Are residents permitted to paint their apartment?: Yes, but must paint or be charged to return color back to original color upon move out.
Will you accept my delivery packages for me?: No
Do you have a list of Preferred Employers?: We have a Corporate Advantage Program. We waive the admin fee.
Where do I register to Vote?: In Person - Department Motor Vehicles Drivers License Offices, Orange County Public Library or Orange County Elections Department.
